Three things the rate covers that are easy to skip, and the one that matters after we have left.
Dust sheeting, covered furniture and a cleaned area at the end of each day. Dust is what people worry about most with tiling.
If a tile lifts or a joint fails because of how it was laid, we come back and put it right at no charge.
Most flooring jobs fall into a few groups. Whatever yours is, one message gets it looked at and quoted.
Porcelain and ceramic, floors and walls, bathrooms and kitchens. We check what is underneath first, level it, then set the room out so the cuts land where they are least visible.
SPC click-lock, luxury vinyl plank and tile in both glue-down and click, and laminate. Same AED 150 per sqm labour rate as tiling.
Rooms, stairs and home offices. Charged by time rather than area, because the cutting, the edges and the trims drive the work more than the floor size does.
Balcony and outdoor floors, and tiled staircases including the nosings, at the same rate as an indoor floor. We also supply and install artificial grass.

Tiling is one of the easier jobs to be sold more of than you need. Here is where we are not the right choice, and where we are.
We do not lay slab or oversized tiles. Our largest is 60 x 120. It is a lifting and manpower question rather than a skill one, and we would rather tell you now than after you have bought the tile.
We do not take on epoxy or resin floors, rubber or gym flooring, engineered wood, mosaic, terrazzo, carpet tiles or sheet vinyl. We also do not fit stone cladding, wall panels or glass splashbacks. Ask us and you will get a straight answer.
A full room or a full villa, a floor being replaced rather than patched, stone that has to be set out carefully, or a handful of cracked tiles you want done properly. All of it, from two tiles to a whole villa.

Marble and natural stone are where the difference between a good crew and a cheap one shows up soonest, and where it is hardest to put right afterwards.
Stone varies piece to piece, so we plan where the veining runs and where the cuts land first. It is also less forgiving of an uneven floor than tile, so the levelling underneath carries more weight.

Most customers buy their own, which gives you full control over the look and the budget. We can also source materials and add them to the quote. Either way the per sqm rate is labour only.
Removal is charged by the disposal trip, around AED 800 for a three-ton truck. Dubai rules mean tile waste cannot go down a building’s chute, so it has to be loaded out and disposed of properly. We measure it at the free inspection and put it in the quote before you commit.

No. We do not polish floors or marble. It needs specialist equipment and experience we do not have, so we would rather tell you now than take the job and do it badly.
Our work carries a 90-day workmanship warranty. If a tile lifts or cracks because of how it was laid, we come back and put it right at no charge. Damage caused after we leave, such as a heavy impact, is not covered.
