Drained and emptied

We safely drain the tank completely, so every surface can be reached and cleaned, not just the parts near the top.

Sludge and sediment removed

We clear out the settled sludge, sand and scale from the base and walls that ordinary water flow never removes.

Scrubbed and disinfected

We scrub the inner surfaces and disinfect the tank, dealing with the bacteria and biofilm that build up over time.

Rinsed and refilled clean

We rinse away the last of the residue and refill, so your water runs clean from the first tap you turn on.

If it was cleaned in the last year

If your tank was professionally cleaned within the last year and your water still looks and smells clean, you can usually wait. Paying to clean a tank that is already clean is money you do not need to spend.

If the problem is at one tap only

Water trouble at a single tap usually points to a fixture or filter, not the tank. In that case a plumber visit is the better call, and cheaper than a full tank clean.

When a clean is exactly right

Cloudy water, an odd taste, or a tank you cannot remember ever being cleaned. That is when a full clean earns its price and gives you water you can trust.

How often should a water tank be cleaned?

For most Dubai homes, once a year keeps the water clean and stops sediment building up. If your building is older, your water use is high, or you have noticed cloudy water, it is worth doing sooner.

How long does a tank cleaning take?

For a standard home tank it is usually done within a few hours, including the time to drain and refill. Larger villa tanks or multiple tanks take longer. We give you a clear idea of timing when we quote.

Are you Dubai Municipality approved for water tank cleaning?

Yes. Fixo Felix holds the Dubai Municipality licence for water tank cleaning, and our technicians are licensed to carry out the work. It is worth checking this before you book anyone, since tank cleaning is regulated and not every provider holds it.

Do you clean the pipes as well as the tank?

We can. Pipe line disinfection is an optional extra at AED 450, where we run a disinfectant through the pipework to every tap and flush it clean, so the lines that carry your water are done too, not just the tank. It is best done together with a tank clean, and we will explain it when you book.

Will I be without water during the clean?

Your water supply is off for the part of the visit when the tank is drained and cleaned, then restored once we refill. We plan the visit with you so it lands at a convenient time.

Is the inspection really free?

Yes. We look at your tank, confirm the size and access, and give you one fixed price at no charge. You only pay if you decide to go ahead.

What does the price depend on?

Mainly the size of your tank and how easy it is to reach. Most homes fall under one standard price. Larger tanks, roof tanks, or multiple tanks may cost a little more, and we always confirm the figure before starting.

Do you clean tanks in apartments as well as villas?

Yes, both. For apartments we clean the tank serving your unit where access allows. For villas we clean ground and roof tanks. If access needs building permission, we will let you know what is needed.
